It is not insurance, not a title opinion, and not a guarantee against loss, and it is for your agency’s exclusive use.

You decide what an outcome means. We report the facts and hand you the record; whether a closing proceeds is your call, always. What you keep is documented diligence in the file, the thing your carrier wants to see and the thing you can’t recreate after the fact.
